Booking Terms & Conditions


  1. The Gites and the Petit Chateau (the Property) are offered individually for holiday rental subject to confirmation by Swantje & Edward Boulderstone (we/us) to the renter & party (you). 
  2. You should complete and sign the booking form and return it (scanned/photographed and emailed). We will then request payment of the non- refundable booking deposit (25% of the total rent due). Once we have received the booking form and deposit, we will send an email confirming receipt of the deposit – this is the formal acceptance of the booking. 
  3. The balance due is payable ten weeks before the start of your holiday. If payment is not received by the due date, your reservation will be cancelled and booking deposit retained. Reservations made within the ten weeks of the start of the rental period require full payment at the time of booking. 
  4. We require a security bond of €300 or £300 for sterling payments (payable with your final balance and refunded within 2 weeks of your departure date). This is not the limit of your liability. Inevitably breakages can occur; all we ask is that you let us know. We ask for a returnable bond in case of damages, breakages or losses to the property or its equipment, furniture, furnishings, etc. If we do need to charge you for any breakage, it will be at the equivalent replacement price. You are responsible for the inventory of your gite throughout your stay. £20 admin fee for undeclared damage. Please contact us after your stay with your bank details for deposit refund. 
  5. No smoking inside the Property, although you are welcome to smoke anywhere else within the grounds. 
  6. Children and non-swimmers using the pool areas must be supervised at all times. No glass, sharp or breakable objects around the pool area. As with any public pool, you are required to shower before swimming. 
  7. No pets. 
  8. You must arrange comprehensive travel insurance cover (including cancellation cover) and to have full cover for your personal belongings, medical, public liability, etc, since these are not covered by our insurance. 
  9. The rental period shall commence at 4.00 pm on the first day and finish at 10.00 am on the last day. We shall not be obliged to offer the accommodation before the time stated and you shall not be entitled to remain in occupation after the time stated. 
  10. You undertake to ensure that no more than the maximum number of people stays in the Property (specified on our web site). Children over 2 years old count towards occupancy limits. Tents, camper-vans, trucks and caravans are not permitted. The owner reserves the right to refuse admittance to any additional persons found using the accommodation or amenities therein. You may also be liable to eviction with no right to compensation. The name of each occupant and ages of children must be detailed on the booking form. 
  11. You agree to be a considerate tenant and to take good care of the Property and to leave it in a clean and tidy condition at the end of the rental period. We reserve the right to charge €25 per hour to cover additional cleaning costs. Alternatively, we offer a full cleaning service – we charge 30 euros for a two bedroom gite, €35 for a three bedroom gite and €40 for the four bedroom gite and Petit Château. Please let us know during your stay if you would like to take advantage of this. 
  12. You undertake to behave in a reasonable manner; to avoid causing nuisance or annoyance to us, neighbours or other holiday makers. You are responsible for the actions and behaviour of the other members of your party who are staying at or visiting the Property during the rental period. Weapons or replica weapons are not permitted at the Property. 
  13. You must report to us without delay, any defects in the Property or breakdown in the equipment in the Property or garden. Arrangements for repair and/or replacements will be made as soon as possible. 
  14. We shall not be liable to you for any temporary defect or stoppage in the supply of public services to the Property. Nor in respect of any equipment, plant, machinery or appliance in the Property or garden, for any loss, damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of us. Nor for any loss, damage or inconvenience caused to or suffered by you. If the Property shall be destroyed or substantially damaged before the start of the rental period, we shall refund to you all sums previously paid in respect of the rental period. Under no circumstances shall the owner’s liability to you exceed the amount paid to us for the rental period. 
  15. The use of amenities (including any sports and recreational equipment) is entirely at your own risk, and due care and attention should be paid at all times. We shall not be liable for accident or injury however sustained on the premises or gardens or pool areas by you or members of your party or guests – it is your responsibility to ensure that any children in your party are SUPERVISED AT ALL TIMES. 
  16. As there will be other families with young children & possibly expectant mothers here; you must inform us of any illness/infectious diseases that any of your party may have come into contact with prior to your stay with us. We reserve the right to refuse admittance &/or terminate your stay if any of your party are found to be contagious. No women beyond their 29th week of pregnancy.
